In an effort to create a more thorough process and allow for additional public engagement opportunities, the City has established a new Development Review Process. This new method to manage the steps for sketch and preliminary plans will add upfront clarity and expand review opportunities to allow citizens a more thoughtful and engaging means to provide input. It will also provide applicants the ability to more effectively respond to residents’ input prior to submitting plans.
New additions to the process:
- Illustrative development plans will be posted online prior to the applicant’s second pre-application meeting with City staff. Property owners within 750 feet will be notified of this information through a mailing, and encouraged to submit online comments for a period of 10 days. These comments will help the applicant formulate a formal application to submit to the City.
- In addition to the two staff level pre-application meetings, an additional pre-resubmittal meeting will be required to review how the applicant is addressing input from the public, internal City departments, and local agencies before a revised plan can be submitted.
- City planning staff will attend the applicant’s formal neighborhood meeting, which will be scheduled after the formal plan has been submitted, to address the development process and relevant code requirements.
- The new review process timeline will proceed over approximately a seven to eight month period. The current review process typically runs about two months.
